Built in 1875, the Marine Building is a historic Galveston structure that’s been beautifully restored and recently updated with modern amenities. In keeping with the signature approach of Mitchell Historic Properties, the building’s stunning architecture and historical details have been honored through expert preservation, while present-day conveniences have been incorporated for its tenants.

Currently, the Marine Building functions as a commercial leasing property in the heart of the historic Strand District. With its various offices and executive suites and a myriad of communal spaces, property services, and other amenities, it is an outstanding option for businesses searching for offices for rent in Galveston.

A Recently Renovated Space with Ample Historic Charm

The Marine Building presents a harmonious balance of historic character and modern necessity, making it an ideal space for businesses that want the best of both worlds.

A Brief History of the Marine Building

Known as the Heidenheimer Bros. Marine Building when it was constructed in 1875, it has been the home of many businesses over the past 100-plus years. Its first owner was Samson Heidenheimer, a German immigrant who initially worked as a street vendor in pre-Civil War Galveston. During wartime, Heidenheimer and his brothers built a business selling cotton and operating blockade runners. They were then able to open a wholesale grocery business in the building, which existed under different business names until the early 1900s.

When a division of the Morgan Steamship Line took up residence in 1904, the building became known as the “Marine Building.” Over the next several decades, it changed hands many different times until it finally became owned and operated by Mitchell Historic Properties.

For anyone seeing the building for the first time, it’s virtually impossible not to feel some sense of awe at its Victorian-era styling and intricate details. The first story features ogee arches, while the second story has Italianate hood molds, corbelled detailing, and other exaggerated design elements incorporated into the masonry throughout. In 1986, the Marine Building was officially recorded as a Texas Historic Landmark.

One of the most in-demand commercial spaces for rent in Galveston today

In 2015, the structure underwent a complete renovation that included replacing the roof, HVAC ductwork and units, ceilings, and lighting. On the first floor, slate flooring is a stunning contrast to the interior trim, while hardwood floorings bring a wonderful warmth to the second floor. Ample natural light is present throughout, thanks to the large windows.

Spacious office suites are located on the first floor, as well as four separate executive suites. A shared conference room and coffee bar is available for tenants’ use. There are 21 executive suites on the second floor, with a common reception area situated in the center. Second-floor tenants can use the shared reception area, as well as waiting areas, three shared conference rooms, and a shared kitchen (updated with modern appliances and upgraded finishes).

Parking options include a surface lot and a parking garage, both of which are directly adjacent to the building. Night cleaning, trash removal, and utilities are also included for all tenants.

A Prime Location in Galveston’s Historic Strand District

The Marine Building is on the corner of 21st and Mechanic Streets, in the Strand District in downtown Galveston. Here, tenants enjoy the benefits of being near many of Galveston’s best restaurants, hotels, retailers, and attractions.

It is extremely convenient for businesses that welcome clients or patients into their space in the Marine Building to be situated in such an easy-to-find, well-trafficked part of the city. Being able to conduct day-to-day operations near local banks, city buildings, and the Galveston post office is also a plus. And, of course, tenants can venture into the historic downtown district for a cup of coffee, a refreshing lunch, or even an evening dinner without going far from the office.
